ive been going through the process of buying a house now for the second time the first time the sellers pulled out at last minute im just going through it all again and i feel somethings gonna go wrong. it all happened so quickly been accepted then the seller accepting our offer this only took a week now were inton our third week and we have heard nothing. just waiting for mail all the time its so streesful good luck to all u first time buyers x x

we started buying a house 13 weeks ago and as there is no chain on either side thought it would be straight forward but due to inadequate solicitors and estate agents we have still not exchanged contracts let alone get a date for completion i really believe it depends on who you deal with not the area your in

I'm going through the same process at the moment myself. With the Halifax i started the mortgage application (already had a mortgage promise) on the Friday. Survey was done the following monday, and results were in my letterbox on the tuesday, so that whole process only took 5 days and included the weekend. I think that was freakishly fast though.

Just wanted to mention for future reference that the system of house-buying is different in Scotland from England and Wales; suspect that people (i.e. non Scots!) would tend to assume they are the same but they are not. And 12 years ago it took me only a few weeks, but that's mainly because the seller was keen for a quick sale and was happy with an early entry date. We don't have chains of buyers/sellers but what we do have unfortunately is bidding - in certain areas people will pay ridiculous amounts (30%,50%) above the asking price.

Depends on what you are buying and whether you are in a chain. If you are buying a freehold house and the current owners are not tying in their sale with a purchase it can be pretty straight forward. you are probably looking at anywhere between 4- 10 weeks for an exchange with completion usually 2 weeks therafter. Having said that if solicitors are slow or sellers fail to respond to enquiries or searches there will be delays. Sometimes transactions can run really smoothly and it could be quick. From your part ensure that you have appointed a solicitor , put them in funds for searches. Put in hand you mortgage and have your survey done. This alone may take up to 2 weeks to sort out and all the rest is up to the others. Good luck.
